It’s been called a great room, a family room or even a living room, but no matter what designation you give it, it’s definitely the place where family and friends gather and nest to share holidays, laughter, and memories. With the year’s major holidays just around the corner, we asked Southern Nevada’s builders to submit some of their most irresistible gathering spaces. Always centered around the kitchen area as a focal point, these treasured rooms have become the heart of the home and the place where the season’s most joyous times are celebrated. Many are outfitted with fireplaces, media niches, and easy access to the great outdoors, so it’s not a surprise Las Vegas Valley builders would designate these spaces as cozy and inviting places for loved ones to congregate during the winter months.


The Shim family bought a Distinctive home at Canyons Estates because the ample size of the family room — and the entire home, in fact — allows every member to entertain as they wish during this holiday season. Designated as the Mediterranean Villa plan, the Shims describe their new home as “spacious, convenient, warm and friendly.”

Robert and Kathy Shim, who live in the home with Robert’s mother, Jane, and their college-student daughter, offer that the family room space allows them to have big parties. “A lot of our relatives have started moving here from Hawaii and we can entertain them easily. Last New Year’s Eve we had 80 people here. It was beautiful and the location enabled our guests to watch the fireworks on the Strip,” said Robert.

The Mediterranean Villa’s family room opens to the kitchen and is adjacent to the patio, separated from the outside by sliding glass doors. “The family room opens into the dining room and we were able to customize it for our needs. We closed it up so we were able to hang our art. The ability to customize like that was a great selling point for us,” explained Robert.

Standard features include a fireplace, media niche and sliding doors to the patio and pool.

The Mediterranean style homes at Canyons Estates range in size from 2,931 to 4,658 square feet and are priced starting at $401,990.

To reach Canyons Estates from Las Vegas Blvd., go west on Sunset to Valley View, then go south to Warm Springs. From I-15 west take Russell Road to Valley View, than go south to Warm Springs. From I-215, go south on Decatur to Warm Springs, then east to Valley View.


The family room in the Roma 2173 plan at Tuscany Village is described as warm and inviting for family and friends to gather during the holidays. New homeowners can enjoy a bright, crackling fire in the fireplace as well as be a part of the festivities going on in the kitchen and dining nook which both open into the family room.

The family room of Dunhill’s Roma 2173 opens to a dining nook, and has an open kitchen with spacious gourmet cooking island and back patio. The Roma 2173 family room is available with options for a fireplace and a media niche. Dunhill’s Roma 2173 plan is priced at $232,990.

The homes at Tuscany Village range in size from 1,215 to 2,683 square feet and are priced starting at $156,990.

The Columbus plan, Lennar’s Next Gen – The Home within the Home design, not only offers a great room layout that is large, open, and inviting but the plan is the perfect home for the holidays because it comes with its own private suite that includes a private living space, kitchenette, bedroom, bathroom, and washer/dryer which makes having guests an enjoyable experience for the entire family.

The great room is wide open to the kitchen, which has a large island and bar stool area, plus a large nook. Also visible through an archway is the dining area. To reach the great room in the Columbus plan, you must pass through an entry and dining area to the back of the home and enter into the family area, which is open to the kitchen and nook.

This family space comes with reinforced blocking, so you can easily hang your flat screen TV on the wall. Plus, home theater prewire and nine-foot ceilings come with wall-to-wall Mohawk carpeting as standard. The family room comes included with a ceiling fan, SeaGull designer lighting package, and rocker light switches. In addition, 18×18-inch tile comes standard in the kitchen and wet areas of the home. The Western Contemporary style homes at Lennar’s Mountain Terrace start in the mid-$300,000s and range in size between 3,242-3,873 square feet.

To visit Mountain Terrace from the 215 Beltway, exit Stephanie Street and head south. Turn left on Horizon Ridge heading east and make a left on Horizon Shadow St. Follow the signs to the Welcome Home Center located at 1209 Horizon Range Avenue in Henderson.


The design of Plan 2 at Pardee’s Durango Ranch is unique in that it opens the inside of the home to the outside. Pardee’s optional 12-foot sliding glider door opens up the great room to the outdoor covered patio, providing an open-air environment for entertaining and family gatherings. The optional sliding glider door is located at the back of the house and essentially connects the great room and covered patio. The floor plan design provides a clear view from the front entry through the great room to the covered patio.

The covered patio and sliding glass door are standard. There is an optional fireplace at the covered patio and optional sliding glass doors at the adjoining nook.

All single-story plans at Durango Ranch range in size from approximately 2,972 to approximately 3,849 square feet and are priced from approximately $378,490. Plan 2 is available in Spanish, Ranch or Italian architectural styles and features a game room and optional four-bay garage.

To reach Durango Ranch from Interstate 15, take Blue Diamond Road/State Route 160 west to Durango Drive. Turn right on Durango and turn right at Pebble Road. The model homes and sales office are ahead on the right.


The spacious, inviting and versatile great room in Ryland’s Cambria model at Cordova Estates makes a great gathering spot for the holidays. Located on the first floor and adjacent to the expansive kitchen, which has a large island and eating nook, makes accommodating family gatherings or events easy in the Cambria’s great room area. The plan also includes an inviting sun room just off the great room, offering another space for family and friends to celebrate during the holidays.

As for standards, Cambria’s great room is prewired for cable. Expansive windows line the room letting lots of natural light into the space. Options include flat screen prewire, surround sound prewire and a super great room option which adds additional living space to the great room, making it the ideal space to entertain.

Starting in the $260,000s, the homes at Cordova Estates range in size between 2,400-3,200 square feet.

In addition to enjoying an expansive great room in Warmington’s Portland, Plan Five at Emery over the holidays, residents and their house guests will have access to The Club at Northern Terrace and its many social and recreational opportunities for after dinner celebrating and leg stretching.

The Portland, Plan Five at Emery Plan 5 at Warmington’s Northern Terrace is priced from the high $200,000s and is described as cozy, spacious, and inviting. Its key feature is an expansive lower-level great room in the center of the home. Located on the first-level, its open to the kitchen and adjacent to a lovely formal dining room.

Standard features are high ceilings and doors leading to a patio, bringing the outdoors in. Available options are a fireplace and a number of upgrades including surround sound to enjoy festive holiday music or family movies. This item may be available through the design center.

The homes at Warmington’s Northern Terrace include an array of architectural styles — Desert Prairie, Spanish Colonial, and European Country — ranging in size from 1,529 to 3,401 square feet. The three collections of homes at Northern Terrace start from the mid-$100,000s and run to the low $200,000s.

To reach the homes at Warmington’s Northern Terrace from the 215 Beltway, exit Hualapai and go north for approximately 1.2 miles. Go left on Farm Road for ½ mile, past Egan Crest Way and turn right on Crescent Mountain Street, take the first right on Mount Sheridan and the sales office will be on the right.


Although the great room is located in the back of the home, it feels like the heart of the home.

With its open spacious feel and high ceilings, Woodside Homes’ Cascabel – Plan 4530 at Los Serranos is perfect for families of any size and makes a merry space for festive decorations and spending time. Described as warm and inviting, open and dramatic and an entertainer’s delight, the home’s design has large windows with views to the back yard, allowing a feel of openness that creates a lot of natural light.

The great room’s available options or upgrades include upgraded stair railing, gourmet kitchens and covered patios.

Priced in the high $220,000s, the Spanish Colonial and Southern Italian architecturally styled homes at Los Serranos range in size between approximately 2,073 – 3,097 square feet. Models are open daily from 10 a.m. to 5 p.m.; Monday noon – 5 p.m.
