Builders of Southern Nevada create communities with recreation as a top priority

Southern Nevada offers an abundance of natural amenities which makes it an easy choice when you are trying to find a home. With Mt. Charleston, Red Rock Conservation Area, and Lake Mead all located conveniently close, Las Vegans have plenty of places to pursue all types of recreation from skiing and hiking to boating and biking. But the region is just not home to the best nature has to offer, there are also scads of shopping, dining, and entertainment options that abound for residents of the Las Vegas Valley who enjoy a more metropolitan lifestyle. And if that weren’t enough, Southern Nevada’s home builders build their communities with fun in mind, supplying residents with parks, multi-million dollar recreational centers, and golf courses allowing new homebuyers to find plenty of recreation right in their own back yard.

As they say in real estate, it’s all about location, location, location. Close to all the recreational amenities one could desire, living in Canyons Estates also provides homeowners with quiet, privacy and respite from the city. Touted as “a bit of country in the heart of the city,” the location of Canyons Estates gives homeowners quiet and privacy while, at the same time, making it easy to take advantage of the best of the city.

Some of those city bests include resort amenities of dining, entertainment and gaming, which are easy to access because of the neighborhood’s close location to the Las Vegas Strip. In addition, Town Square, an 117-acre open air shopping center with 22 buildings, a children’s park and a movie theater, is also nearby. Canyons Estates is close to all the major highways in Las Vegas, McCarran International Airport, and some of the best schools in the city.

More natural amenities include vistas of the mountains surrounding the Las Vegas Valley as are views of the Las Vegas Strip from every home in the community. Other nature based amenities include neighborhood parks such as Western Trails Park, on Rogers and Warm Springs, which offers picnic areas, a playground, a horse trail and restrooms. Also nearby are horse farms with riding lessons available just down the street. For golfers, there’s Bali Hai, with seven acres of water hazards set among 4,000 trees and 100,000 tropical plants. Callaway is a nine-hole, par three lighted course ideal for nighttime play.

Canyons Estates is comprised of three communities with total acreage of 40.66 acres and 92 homes at build-out. Homes at Canyons Estates range from 2,931 to 4,658 square feet and begin at $401,990.

To reach Canyon Estates from Las Vegas Blvd., go west on Sunset to Valley View, then go south to Warm Springs. From I-15 west, take Russell Rd. to Valley View, then go south to Warm Springs. From I-215, go south on Decatur to Warm Springs, then east to Valley View.

The master plan welcomes residents and guests at a guard-gated entrance that is staffed 24 hours a day.
