JULY FEATURE – POPULAR SCIENCE
When it comes to the popularity of a home design among new homebuyers, there’s no science to it – no matter how much research and development you do, it comes down to people just like what they like. Builders throughout the Las Vegas Valley were more than happy to put some of their most popular plans under the microscope for us to examine. Whether it’s the floor plan itself, a great location, or certain show-stopping standards and options, there’s always one plan in a builder’s collection that rises about the rest and everybody has to have. For D.R. Horton it’s a case of flexibility and value for the builder’s 2600 plan, Dunhill’s Residence 1838 is a single-story that lives like a two-story, for Lennar it is all about size with a 3,800-square-foot plan, Ryland’s gem is a sumptuous master suite in its Emerald floor plan, and Warmington’s Sinclair, Plan 1X wows lookers with its large bonus room. Check out some of the city’s most popular floor plans and see if any of them are worthy of a Nobel prize in your eyes.
DR Horton touts its 2600 plan, located at its La Ventina neighborhood, as its most popular plan simply because of its flexibility and value. Featuring a dramatic and open great room, game room, second master, and five bedrooms, the spacious plan has the ability to accommodate a host of buyers’ needs.
Designed with a room at each corner of the home, the plan’s standard features include granite countertops in the kitchen, stainless steel appliances, and three-car garage with garage service door. As for options, the plan has a dual master, game room, five bedrooms, covered patio, custom cabinetry, fireplace, jetted six-foot garden tub, eight-foot interior doors, and R/V access with hook-ups.
The Ranch style homes at La Ventina range in size from 1,950 to 3,150 square feet and are priced from $214,900 to $294,900.
To reach La Ventina, take the 215 Beltway to North Jones exiting north, follow 3.8 miles to Jalisco and turn right into community on the left arriving at 9104 Tuxpan. www.drhorton.com
Residence 1838, offered at both of Dunhill Homes’ Southern Nevada communities, is among the builder’s most popular floor plans. Homebuyers at both Tuscany Village and Rhodes Ranch have been thrilled to find a single-story home with such incredible flexibility. They can truly create the home of their dreams with the possibility of up to four bedrooms, up to three baths, and up to a three-car garage.
Residence 1838 is touted as a perfect plan for those who want a single-story home but still desire the private areas that a two-story offers. The home office is in the far front of the house adjacent to the garage and front entry, so it is completely separate from the main living areas. And the master suite is to the rear of the home with an option for its own back patio.
Measuring 1,838 square feet, this spacious single-story home comes standard with three bedrooms, two baths and a home office. The owner’s suite is removed from the main areas of the home and available with an optional patio to the rear of the home. It includes a large walk-in closet and spacious bath.
The plan’s options include a fourth bedroom in lieu of the home office, a powder room or third full bath, extended storage in the garage or a three-car garage. Homebuyers can also opt for covered patios, fireplace in the great room, and three choices of architectural styling.
Dunhill’s Hacienda, Southern Italian and Spanish Colonial style homes range in size from 1,532 to 3,649 square feet at Rhodes Ranch; and 1,438 to 2,700 square feet at Tuscany Village. Prices start in the mid-$100,000s at Tuscany Village and in the high $100,000s at Rhodes Ranch.

Sometimes size does matter. And that is certainly the case with Lennar’s 3,800-square-foot floor plan available at Coronado Hills and Mountain Terrace in Henderson, and Andalusia in Summerlin. Between its size and room options, this plan is an extremely open floorplan and yet it still manages to offer up to seven bedrooms. New homebuyers can make it fit their family which is why so many families have purchased this plan. Plus it’s available in two of the most popular areas to live in the Las Vegas Valley.
Other popular features in the plan are the entrance of this home, which is extremely welcoming with a view of the upstairs’ library. The large bonus room is great for families of all sizes. And, of course, the Everything’s Included gourmet kitchen.
Standards are ENERGY STAR® GE appliances, extra tall maple cabinetry with upper crown molding, granite countertops, Lennar home automation, radiant barrier roof sheathing, and money saving green technology.
The plan’s options include a master downstairs option, up to six bedrooms plus a game room, or seven bedrooms and 4-1/2 bathrooms.
Priced from the mid-$300,000s, Lennar’s homes at Coronado Hills and Mountain Terrace in Henderson, and Andalusia in Summerlin range in size from 2,700 to 3,800 square feet. The Henderson homes are a Western Contemporary style while the Summerlin homes feature Transitional Spanish architecture.

A sumptuous master suite – that’s the most sparkling amenity in Ryland Homes’ Emerald floor plan, which can be found at the builder’s Auburn and Bradford neighborhoods. Described as sumptuous because of its unique third floor master bedroom retreat that is over 200 square feet and can only be accessed through the master bedroom via a private staircase, the master suite also features a master bathroom with a large walk-in shower, separate tub, double sinks and spacious walk-in closet.
The master suite is very luxurious, but the secondary bedrooms, all located on the second floor, are also well-appointed with larger room sizes and walk-in closets. Bedroom 4 can also be opted as a large bonus room on the second floor. The master retreat comes standard as does a kitchen island, den on the first floor, and front porch.
The Emerald has a covered patio option which also doubles as a balcony off of the master suite and a spa tub option in the master suite to complete an at-home spa-like experience.
Homebuyers love the open space of the first floor with a kitchen that opens to the great room. The Emerald also has a formal dining space great for those interested in a more traditional floor plan.
The homes at Auburn & Bradford start at $182,990 and range in size from 1,748 to 3,099 square feet.
To visit Auburn and Bradford from US/95 South, going north, depart US-95 North at exit 91, take ramp right and follow signs for CR-215 West. Keep straight onto Bruce Woodbury Beltway / CR-215. WARMINGTON RESIDENTIAL NEVADA
Warmington declares Sinclair, Plan 1X as its most popular and ideal floor plan. Located at the builder’s gated community of Northern Terrace, it is a single-story, open floor plan with a generously-sized master bedroom. New homebuyer enthusiasm for Sinclair, Plan 1X is due to its spaciousness and the inclusion of a large bonus room.
