The homebuilders of Southern Nevada have gone out of their way to incorporate outdoor living areas in their home designs so homeowners can take advantage of everything the desert environment has to offer – basking in the sun poolside, dining alfresco, enjoying breathtaking mountain vistas, porch sitting or nighttime stargazing. DUNHILL HOMES

With Geneva 3012’s patio option, residents of Dunhill’s Rhodes Ranch have the benefit of a multi-story outdoor living area. The space includes a covered patio that is open to the home’s kitchen and great room as well as a second-floor balcony that is open to the master bedroom and game room.

Described as an open and spacious extension of the home, Geneva 3012’s patio balcony option runs the full length of the back side of the home. Options for the outdoor space include recessed lighting and prewire for ceiling fans. Located on the ground floor, it is built with pavers, adding an additional aesthetic touch.

LENNAR

Lennar’s NEXT GEN – The Home within a Home has double the fun by offering separate private outdoor living spaces for both the main home and the private suite. The suite offers a side porch area with gate, a separate sliding glass door with gate, and a separate sliding glass door to the back yard.

With more and more families living together, Lennar’s NEXT GEN – The Home within a Home is designed to allow for a private living space for the main home and the private suite. The private suite includes a kitchenette with fridge, sink, Advantium oven and maple cabinetry. It also has its own living room, laundry, bathroom and bedroom.

Standards include an entrance from the garage, separate private front patio for the NEXT GEN Suite, and a BBQ stub for both main home and NEXT GEN Suite. As for options, Lennar builds Everything’s Included homes, which means all the most desired features come standard.

PARDEE HOMES

“Providing protected outdoor comfort with endless possibilities” is how Pardee describes the outdoor living areas in Residence Two at the builder’s Durango Ranch community.

The covered patio of Pardee’s Durango Ranch Residence Two includes an optional fireplace and sliding glass doors.

Durango Ranch buyers may choose between either a covered patio or an enclosed Nevada Room with optional fireplace in Residence Two. Both outdoor spaces lead to the large back yard of the residence.

In addition to the outdoor living space possibilities, buyers receive standard front yard desert landscaping or may choose to upgrade to an enhanced front yard desert landscape package.

In addition to spacious homes with plentiful outdoor living choices, Durango Ranch offers optional detached casitas that could serve as a guest house, game room, artist studio, home office, fitness center or private escape.

RYLAND HOMES

Ryland Homes is leading the revolution of indoor/outdoor living by introducing its new Signature Rooftop Decks. It’s a feature no other builder in the area offers and is available in three of the builder’s communities: Maravilla Courtyards, Jasmine, and Allora. Unique to the market, no other builder is building two-story homes with panoramic outdoor living.

Each rooftop deck includes lighting, a gas BBQ stub, and hose bib. Homeowners have private access to the rooftop deck from the second floor in their home. The builder’s Signature Rooftop Decks are available on all plans at Maravilla Courtyards and Jasmine. At Jasmine and Allora, the Orchid floor plan also comes with a front balcony.

Ryland offers three new-home neighborhoods with floor plans of varying sizes. At Maravilla Courtyards the homes range between 1,852 – 2,157 square feet in size, at Jasmine the spaces are between 1,355 – 1,479 square feet, and at Allora home designs are between 1,355 – 1,936 square feet. WARMINGTON RESIDENTIAL NEVADA

Warmington Homes offers multiple shaded outdoor living areas among the builder’s 16 single level and two-story floor plans at Northern Terrace. Described as comfortable, convenient, and relaxing, Warmington has a variety of brand-new plans, both single level and two-story.

Among Warmington’s outdoor spaces are courtyards, covered patios, and covered entries. Standards are covered/shaded areas at porch entries, courtyards and rear patios (per plan and product line). The sole option is custom landscape design. The builder also offers a front yard landscape package with irrigation system.

Depending on the space, Warmington’s outdoor areas are in the front, rear, and off of the kitchen as well as throughout the greater community.

Additionally, the neighborhood of Northern Terrace in Providence has private community parks, sidewalks, and tree-lined streets.
