Deck the Halls, the Walls, and Everything Else in Your New Home
The year may quickly be coming to an end, but there’s still time to buy the house of your dreams before you pop the last champagne cork in the remaining days 2011. Las Vegas area builders recognize that there’s still time to get into a new home in 2011 and so are offering special programs to homebuyers who are looking to find a new home in time for the holidays as well as get in on the tax savings of such a major purchase. We were able to round up four special end-of-the-year programs that builders in Southern Nevada are offering to new homebuyers before December 31. Take a look, some of these programs may be too good to pass up if you are looking for a new place to hang your mistletoe this year.
D.R. HORTON
What are the chances of getting a new place to call home from Santa Claus this year? If you visit D.R. Horton, the chances are really good! D.R. Horton’s Home for the Holidays program begins December 1 and ends December 31 — just in time for any Hanukkah or Christmas giving new homebuyers might have in mind. Buying a new home at one of D.R. Horton’s 26 Southern Nevada communities early enough in December assures that there will even be time to throw a holiday soiree. The builder currently has 100 homes completed that can close in time for holiday move-ins. So you could be one in a hundred!
Details of the Home for the Holidays program include three percent closing costs if homebuyer uses the builder’s preferred lender and “our gift to you…pick two” option which allows new homebuyers to choose two options from four possibilities. Those choices include the following: HOA dues paid for a year, rear yard landscape package, appliance package, or a $2,500 design center credit. Home for the Holidays offers can be received by December 31, 2011 and close by January 31, 2012.
With 26 Las Vegas Valley communities, D.R. Horton’s homes range in size from 1,071 to 5,100 square feet.
HARMONY HOMES
For those interested in Living in Luxury with Harmony — look no further than the communities of Bella Fiore and Tremezzo at Lake Las Vegas. Harmony Homes’ Living in Luxury with Harmony special year-end incentive program allows buyers a choice in how to utilize incentive dollars and provides buyers out-of-pocket savings with prepaid homeowners’ association dues.
For this special program, Harmony Homes is offering 6 percent of a home’s base price toward the buyer’s choice of options, upgrades, lot premiums and/or closing costs with the use of a preferred lender. Additionally, the builder is providing two full years of prepaid homeowners’ association dues with each home purchase.
Ending December 31, 2011, the buyer-inspired program allows buyers to create their own incentive package and to use the incentive dollars as they choose. With the incentive credit determined by the home’s base price, buyers may use it on myriad designer upgrades including flooring, countertops, cabinetry, and designer touches; structural and architectural modifications; lot premiums; and/or closing costs.
Homebuyer reaction has been positive as they appreciate the ability to utilize the incentive according to their personal needs and preferences — whether it’s for designer upgrades, floor plan variations, a lot premium along a golf course, or closing costs. The incentive helps buyers build their luxurious residence to their specifications.
Prospective homebuyers should visit the sales office to view incentive package options and opportunities to create an upscale residence at Southern Nevada’s Lake Las Vegas community.
Starting from $105 per square foot, the 212 homes to be built in Bella Fiore and Tremezzo at Lake Las Vegas start at $308,990 and range in size from 2,307 to 4,671 square feet.

ST RESIDENTIAL
ST Residential’s Year End Special at Monterey in the Las Vegas Country Club is definitely worth taking a look at if you are in the market for a new home because the builder will pay your closing costs. The program started on November 1 and requires the seller to cover up to $2,000 in buyers’ closing costs on all units closed before January 1, 2012.
Many of the condos in this gated and private community overlook the fairways of one of Las Vegas’ most legendary golf courses. Architectural elements include private patios or balconies, floor-to-ceiling fireplaces, wet bars, built-in bookshelves, and oversized walk-in closets.
Onsite community amenities include swimming pools, hot tubs, a fitness center and picnic areas with gas barbecues.
The 551 homes at Monterey in the Las Vegas Country Club range in size from 761 to 1,600 square feet and are priced starting at $52,000. The cost per square foot of the homes at Monterey is $75.
Monterey is located east of the Strip within the gates of the Las Vegas Country Club. To visit Monterey from the Las Vegas Strip, take Sahara Avenue east. Turn right on Paradise Road and left on Karen Avenue. Enter the community through the Las Vegas Country Club Estates gate on Karen Avenue, located between Paradise Road and Maryland Parkway. WARMINGTON RESIDENTIAL NEVADA
If you are looking to start living the good life today, Warmington Residential Nevada has announced that its Enjoy Life More! program now has year-end specials. If new homebuyers close by the year’s end, special incentives will be awarded by the builder. A buyer’s down payment amount depends on the home. This special buying opportunity expires December 31, 2011.
The builder’s incentive program, called Buy Now and Save!, varies per plan, but Warmington is offering up to $17,000 flex incentive monies on select move-in ready homes. Incentives can be used towards closing costs, options and/or upgrades but homebuyer must use Warmington’s preferred lender.
The homes at Northern Terrace are a steal due to reduced prices and the availability of generous incentives. Plus, because The Club membership is included all residents can easily enjoy a recreation-based lifestyle for less.
To give you an idea of just how affordable it can be to purchase a Warmington home, the Homesite 618 plan is move-in ready and has everything a buyer could want including decorative stone veneer on the exterior elevation, ‘latte’ beech wood cabinetry, two-tone interior paint, and a self-rimming stainless steel kitchen sink.
The program is available within all three of Warmington’s Northern Terrace neighborhoods which include Claremont, Westcott and Emery and there are 12 floor plans from which buyers may choose.
